My very first blog! After 21 years in the Real Estate industry I am hoping that my blog will help to clarify and simplify the seemingly unlimited amount of information about the Real Estate market in general and the buying and selling process. It’s not rocket science – it’s just common sense!

My topic today is for the benefit of Sellers and Realtors who have properties that are not selling…

If we have roughly 13,300 residential properties available in the greater Calgary area and roughly 2,300 sales recorded in each months of March, April and May it is reasonable to expect that only 17.29% of the available inventory or roughly 2,300 properties will sell in June. This is assuming no other homes are listed or that no homes will be removed from the market. Which will mean that 82.71% of the total available residential inventory will not sell during the month of June!

For those who must sell I suggest putting yourself in the Buyer’s shoes. What would motivate you as a Buyer to choose your home or listing over the many, many other homes available not just in your community but in all other comparable communities in the same price range? Does your home have a feature that might take away from value? If so how much value in this market?

It all boils down to basic economics, supply and demand. Here’s the simplification part! If you do not have to sell this is not a good time to be listed and the market would be better served with your property removed from the market. If you must sell, your asking price must appear to be much more attractive than any other home that compares to yours in any other community that compares to yours.
